Meeting was called to order at 7:05 PM.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">Attendees were Kim Tolman, Matt Henderson, Cherie Cotner, Kenneth Johse, Julius Gribou, Stacy Light, Tom Light, Jack Benson and Laine Totah.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">The November minutes were approved as posted.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">Treasurer Report: Kenneth reported that we are in line on the budget and should finish the year with a reserve that will be used to fund the grounds improvements that we are planning with the grant received from the City of College Station.\u00a0 We were approved to spend $10,000 and the city will reimburse us for half of these costs ($5,000).\u00a0 This work will be done in spring 2025. Kenneth proposed an increase in dues of 5% to cover increased costs for grounds crew, pool increases, and inflation costs.\u00a0 Stacy made a motion to increase the dues, Jack seconded.\u00a0 Board approved.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">Grounds Report:\u00a0 Tom Light reported that negotiations were finalized with Antonio grounds crew.\u00a0 We will increase weekly time by 30 minutes in 2025 and then an additional 30 minutes in 2026 to cover all the work that needs to be done.\u00a0 This phased incremental increase allows us to cover the costs with 5% increases yearly in HOA dues and no extra assessment will be required.\u00a0 Tom will be in charge of the grant work next spring.\u00a0 He has agreed to continue as the head of the grounds committee for next year. Tom noted that the crew will be putting up the Christmas decorations this week. They will also winterize stand alone pipes on HOA grounds common areas.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">Architectural Control Committee:\u00a0\u00a0 Julius will discuss white rocks on two homes with the owners.\u00a0 He will let the board know what the owners say regarding replacement of white rocks with tan and neutral colors.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">New Business:\u00a0 We will need to send an email reminder about the annual HOA meeting on Tuesday, January 21, 2025 and a notice regarding the dues increase effective January 1, 2025.\u00a0 Kim will get this sent.\u00a0 Laine will prepare ballot for the meeting and Kim will work on the agenda.\u00a0 John Karle will be taking over the pool duties from Laine.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">Next meeting dates:<\/p>\n<p style=\"font-weight: 400;\">January 12, 2025 Board meeting<\/p>\n<p style=\"font-weight: 400;\">January 21, 2025 Annual HOA meeting<\/p>\n<p style=\"font-weight: 400;\">February 9, 2025 Board Meeting<\/p>\n<p style=\"font-weight: 400;\">March 9, 2025 Board Meeting<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">Meeting adjourned at 8:00 PM<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Post Oak Forest HOA board meeting was held December 8, 2024.
