Meeting was called to order at 7:10 PM.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Attendees were Kim Tolman, Matt Henderson, Cherie Cotner, Kenneth Johse, Julius Gribou, Stacy Light, Jack Benson, Jennifer Frederick and Laine Totah.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The December minutes were approved as posted.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Treasurer Report: Kenneth reported that we finished the year with a surplus.\u00a0 This reserve will be used to fund the grounds improvements that we are planning with the grant received from the City of College Station.\u00a0 We were approved to spend $10,000 and the city will reimburse us for half of these costs ($5,000).\u00a0 This work will be done in spring 2025. An increase in dues of 5% to cover increased costs for grounds crew, pool increases, and inflation costs went into effect for 2025.\u00a0 Monthly dues are $147.\u00a0 Kenneth will speak on this at the annual meeting.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Grounds Report:\u00a0 Nothing new to report this month.\u00a0 Tom will speak at the annual meeting on the status of the grounds.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Architectural Control Committee: \u00a0 Julius reported that #10 has new renters. #5 and #32 are still being renovated.\u00a0 Julius discussed white rocks issue with the owners.\u00a0 No resolution on the issue.\u00a0 Tom Light will discuss with them.\u00a0 Trailer still in carport of #28 &#8211; Kim will contact the owner via phone call or text.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">New Business:\u00a0 Kim sent out an agenda for the annual meeting.\u00a0 She will emphasize to the owners that we only own the 40 X 80 area of our homes and the rest belongs to the HOA.\u00a0 Any changes on HOA grounds must be approved ahead of time.\u00a0 We will send a reminder of the meeting with a ballot out this week.\u00a0 Stacy suggested that we send the minutes out to all the owners after the meeting in addition to posting them on the website.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Next meeting dates:<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">January 21, 2025 Annual HOA meeting<\/span><\/p>\n<p><span style=\"font-weight: 400;\">February 9, 2025 Board Meeting<\/span><\/p>\n<p><span style=\"font-weight: 400;\">March 9, 2025 Board Meeting<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Meeting adjourned at 7:45 PM<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Post Oak Forest HOA board meeting was held January 12, 2025.
