{"id":122,"date":"2012-09-25T12:45:21","date_gmt":"2012-09-25T19:45:21","guid":{"rendered":"http:\/\/postoakforest.com\/web\/?p=122"},"modified":"2012-09-25T12:45:29","modified_gmt":"2012-09-25T19:45:29","slug":"mar-2012-mtg-min","status":"publish","type":"post","link":"https:\/\/postoakforest.com\/web\/2012\/09\/mar-2012-mtg-min\/","title":{"rendered":"Mar. 2012 mtg. min."},"content":{"rendered":"<p>PostOak ForestBoard Meeting<\/p>\n<p>\u00a0March 6, 2012<\/p>\n<p>\u00a0Present: Kim, Eleanor, Cydney, Laura, Bob, Carol, Joyce, Annell, Rhonda<\/p>\n<p>\u00a0Meeting was called to order at 7:05pm<\/p>\n<p>\u00a0Minutes were read and approved (With changes)<\/p>\n<p>\u00a0<strong>Agenda:<\/strong><\/p>\n<p>New HOA laws,\u00a0insurance, lawn care, grading behind #15<\/p>\n<p>\u00a0<span style=\"text-decoration: underline;\">New HOA laws-<\/span>Per new laws homeowners must be notified 72 hrs prior to Board meetings.\u00a0 Meetings are open to community members.\u00a0 Dates can be posted at the beginning of the year.\u00a0 Community members need access to meeting dates, time, agenda and minutes.<\/p>\n<p>The new TCAA laws are available for all to read.\u00a0 Kim has a hard copy and they are also on the TCAA website.\u00a0 Kim will research on the cost of becoming a TCAA member.\u00a0 The question was raised: Should we submit our by-laws to a lawyer to review?\u00a0 Specifically review the roof clause (30-40 year shingles).<\/p>\n<p><span style=\"text-decoration: underline;\">Website-<\/span>Website could provide a solution for distributing information. \u00a0$75 per year to maintain the website.\u00a0 Host cost is $60.\u00a0 $50 per hour for initial design\/set up.\u00a0 Apprx. $300 for setup.<\/p>\n<p>It was moved to proceed with purchasing the design and maintenance of the POF website.<\/p>\n<p>\u00a0<span style=\"text-decoration: underline;\">Treasurers report, Eleanor-<\/span>A budget\/report was circulated for review.\u00a0 Received a positive response from request for dues.\u00a0 Still taking in a lot of income.\u00a0 Several homeowners are paying by the year or months at a time so Feb. shows higher revenue than usual.\u00a0 Continuing to separate out specific line items for pool, landscaping and grounds keeping.\u00a0 Laura purchased an inexpensive computer and downloaded QuickBooks.\u00a0 The computer will be used for POF business and was purchased as an administrative expense.<\/p>\n<p>Online banking through Prosperity has been troublesome. Once complete Quick Books and the online banking system will be integrated.<\/p>\n<p>\u00a0<span style=\"text-decoration: underline;\">Insurance-<\/span>Eleanor explained that we have $1 million DNO officer and director insurance which is required for us to serve.<\/p>\n<p><span style=\"text-decoration: underline;\">Lawn care-<\/span>Bulk trash was being left out for extended periods.\u00a0 Kim wrote a note to the offender.\u00a0 The offender responded thinking he had the protection of the law.\u00a0 Kim called the city and an investigation is the next step.<\/p>\n<p>The Big Event will assist with leaves, fallen branch p\/u and using leaves to mulch common area.\u00a0 Gravel will be spread for the pool path and plants planted at the pool.\u00a0 3 trees were purchased for planting.\u00a0 Clean out can be taken out with little labor or expense.\u00a0 We are hoping the mulch keeps moisture in the ground and the weeds down through the summer.<\/p>\n<p>\u00a0Cydney shared documents and drawings from Robert on rerouting rainwater\/gutter runoff.\u00a0 It matches Antonio\u2019s recommendation for fixing the problem.\u00a0 Antonio did the work on the French drain in the front.\u00a0 Final execution of fixing the problem is between Eddie and Louise Cayhill.\u00a0 A mediator may be required.
