2015 minutes"},"content":{"rendered":"<p>March 3, 2015<\/p>\n<p>Post Oak Forest HOA meeting<\/p>\n<p>Participants: Kim Tolman, Carol Scamardo, Rhonda Watson, Joyce Birdwell, Laura H., Laine Totah, Karen D., and Antonio Garcia<\/p>\n<p>Meeting called to order at 7:05pm<\/p>\n<p>February minutes were read and approved<\/p>\n<p><span style=\"text-decoration: underline;\">Rental Property<\/span><\/p>\n<p>HOA by-laws supercede City Game Day Rental rules.\u00a0 Response to Kim\u2019s email allows her to reach consensus that homeowners don\u2019t want short term leases and homeowners can\u2019t run a business out of their home.\u00a0 Wording needs to be very detailed and will be reviewed by the Board.\u00a0 A paper ballot along with an email will be sent to all homeowners for vote.<\/p>\n<p>The plan going forward is to make an appointment with Jay Don Watson, Atty.\u00a0 We want to include the 2 points.\u00a0 He will help with \u201cword-smithing\u201d, specific legalities and set amounts for fines and language around liens on homes.\u00a0 Another policing tool can be using cameras to capture noncompliant homeowners.\u00a0 The pool is a liability and will need to be addressed in this as well.<\/p>\n<p><span style=\"text-decoration: underline;\">\u00a0<\/span><\/p>\n<p><span style=\"text-decoration: underline;\">Misc.-Insurance increase<\/span><\/p>\n<p>Kim called to inquire\/request about increasing insurance to $5M, probably can\u2019t get that much coverage but can increase to $2M.\u00a0 Still waiting for the bill from State Farm, Jim Stuckey.<\/p>\n<p><span style=\"text-decoration: underline;\">\u00a0<\/span><\/p>\n<p><span style=\"text-decoration: underline;\">Treasurer<\/span><\/p>\n<p>Assessments are current.\u00a0 Antonio mentioned getting a CD (via email between meetings) and renting a safe deposit box to house the CD is a way to keep it secure.\u00a0 Karen mentioned opening a savings account with Allied Bank which pays .99% interest rate.\u00a0 A solution presented was to keep it in Prosperity Bank, add funds to total $60K in savings, add another signer to the account to make it more secure.<\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"text-decoration: underline;\">Roads<\/span><\/p>\n<p>Karen distributed a cost estimate (Matt Young) for asphalt removal, replacing with stamped concrete or pavers, replacing curbs, fixing the island, re-landscaping the island and a new sign.\u00a0 These are preliminary numbers with no specifications with an approximate cost of $70K.\u00a0 At this point we have had several \u00a0approaches\/estimates to address the roads.\u00a0 Discussion turned to securing a detailed quote\/bid, see how much it costs, how much our savings would cover and address the difference by putting it to a vote.\u00a0 The committee agrees to support Karen moving forward with more specific plans for the Board to consider.<\/p>\n<p>Next steps include contacting the city and firming up the bid.<\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"text-decoration: underline;\">Grounds committee<\/span><\/p>\n<p>The Big Event will be here March 28 @ about 10:30amto pick up dead branches and other debris and weeding.\u00a0 Carol asks that home owners volunteer to walk with the Aggie volunteers along the back common areas and chaperone. \u00a0Sweeping the pool house is also a task.\u00a0 Getting rid of the pool cover is \u00a0will create more storage space.\u00a0 Additional landscaping will begin in the Spring.\u00a0 Dying bushes in the island are will be trimmed back.\u00a0 They will be pruned back due to the permanent plans for the entrance\/island.<\/p>\n<p>The bulk trash will have an enclosing\/fencing (4X16X15) to house bulk trash .\u00a0 Louis (#4) has a person available to do the work.\u00a0 It\u2019s set to be completed in Spring free of charge.<\/p>\n<p>Dogs being on leashes and appropriate pet behavior has gotten better overall.\u00a0 There are issues with digging and poop.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>Meeting adjourned at
