Post Oak Forest HOA board meeting was held <\/span>\u00a0<\/span>August 13, 2017. Meeting was called to order at <\/span>7:05 PM<\/span>. <\/span><\/p>\n

\u00a0<\/span>Attendees were Carol Scamardo, Antonio Garcia, Kenneth Johse, Jack Benson, Debra Ware, Laura Hendler, Tom Ostrowski and Laine Totah.<\/span><\/p>\n

\u00a0<\/span>1. GENERAL:<\/span><\/p>\n

\u00a0<\/span>\u00a0\u00a0\u00a0 <\/span>\u00a0<\/span>Antonio is stepping down as treasurer effective September 1<\/span>st<\/span><\/sup>. <\/span>\u00a0<\/span>Kenneth will be assuming the position. We thank Antonio for his hard work over the last few years.<\/span>\u00a0 <\/span>Laura Doskocil is moving and will be leaving the board by the end of the year.<\/span>\u00a0 <\/span>We need to start looking for a replacement. <\/span><\/p>\n

\u00a0<\/span>2. SEMINAR BY CAI (Community Association Institute): <\/span>\u00a0<\/span>Antonio and Debra attended the seminar and gave a synopsis of new HOA rules that might be coming in the future.<\/span>\u00a0 <\/span><\/p>\n

\u00a0<\/span>3. <\/span>ROAD<\/span> REPAIR STATUS: <\/span>\u00a0\u00a0<\/span>Work is continuing. Contractor reassured that work will be completed prior to football season.<\/span>\u00a0\u00a0 <\/span>We have enough treasury funds for this expenditure.<\/span>\u00a0 <\/span>We discussed the two proposals for the new front sign, irrigation and landscaping.<\/span>\u00a0 <\/span>The city of <\/span>CS<\/span> has committed to reimbursement up to $10,000 for this project (50% match on each dollar spent up to $20,000)<\/span>\u00a0 <\/span>We voted to go with Husfeld contractor.<\/span>\u00a0 <\/span>Tom will sign contract and send to Barbara Moore at the city to ensure the funds are set aside for our project.<\/span>\u00a0 <\/span>This work will begin after road completion.<\/span>\u00a0 <\/span>We voted to spend total of $20,000 and turn in to city.<\/span>\u00a0 <\/span>We will finish the remainder of the work after funds in treasury have been replenished via HOA dues collections.<\/span><\/p>\n

\u00a0<\/span>3. ARCHITECTURAL CONTROL COMMITTEE:<\/span>\u00a0 <\/span>Various current projects were reviewed.<\/span>\u00a0 <\/span>A notice will be sent to one owner regarding a painted front door that was not sent in for color approval. <\/span><\/p>\n

\u00a0<\/span>4. REVIEW OF AND REVISIONS TO BY-LAWS AND CCR\u2019s: <\/span>\u00a0<\/span>Tom and Kenneth are still working to identify some of the areas that need to be addressed. <\/span><\/p>\n

5. <\/span>\u00a0<\/span>SITUATION AT HE<\/span>AVY<\/span> T<\/span>RAS<\/span>H PICK-UP AREA: We discussed the continual dumping of items that are not enclosed in trash bags, paint cans left, etc.<\/span>\u00a0 <\/span>Ideas to alleviate this situation were discussed but no decisions made.<\/span><\/p>\n

\u00a0<\/span>6. <\/span>\u00a0<\/span>\u00a0<\/span>POOL<\/span>:<\/span>\u00a0 <\/span>\u00a0<\/span>Jack noted there have been some late night parties.<\/span>\u00a0 <\/span>We need to put out a reminder to all regarding pool rules and etiquette. <\/span><\/p>\n

\u00a0<\/span>7.<\/span>\u00a0\u00a0 <\/span>GROUNDS:<\/span>\u00a0\u00a0 <\/span>Some sprinkler lines were cut during road work.<\/span>\u00a0 <\/span>Antonio and grounds crew will get these fixed.<\/span>\u00a0 <\/span><\/p>\n

\u00a0<\/span>8. FUTURE PROJECTS \u2013 we are planning these for next year.<\/span><\/p>\n

\u00a0<\/span>a. Repair\/replace roof structure at pool pump house. Cost: $3K – $6K <\/span><\/p>\n

\u00a0<\/span>b. Install low fence at back of parking pad near mail boxes to screen heavy trash. $3K – $5K <\/span><\/p>\n

\u00a0<\/span>c. Install and set up simple sprinkler timers at unit that currently require Antonio to manual turn on the water. <\/span><\/p>\n

d. Continue cutting back trees next year.<\/span>\u00a0 <\/span>This should probably be done every year as regular maintenance.<\/span><\/p>\n

\u00a0<\/span>9. HOA DUES:<\/span>\u00a0 <\/span>We discussed whether we will need to increase these next year.<\/span>\u00a0 <\/span>At this time to board voted to keep the dues the same for next year.<\/span><\/p>\n

\u00a0<\/span>10. HOA Misc:<\/span>\u00a0 <\/span>Laine will begin posting HOA board meeting notices and agendas <\/span>\u00a0<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/span>on the web site. Green folders with POF information should be given to all new owners.<\/span>\u00a0 <\/span>Carol has these.<\/span>\u00a0 <\/span>Owner in #28 would like one .<\/span><\/p>\n
