Meeting was called to order at <\/span><span style=\"color: #000000; font-family: Arial;\">7:05 PM<\/span><span style=\"color: #000000; font-family: Arial;\">.\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">Attendees were Carol Scamardo, Antonio Garcia, Kenneth Johse, Jack Benson, Debra Ware, Laura Hendler, Tom Ostrowski and Laine Totah.<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Times New Roman;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">1. GENERAL:<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0\u00a0\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">Laura Doskocil is moving and will be leaving the board by the end of the year.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Jack made a motion to nominate a replacement and Kenneth seconded.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">The person will be contacted by Tom to see if they will serve.<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">2. <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">TREASURER REPORT: <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">Antonio reviewed the current funds.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">A payment has been made for the roads already totaling approx $16,000.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">We discussed whether we will have enough funds available to make payment on road and sign.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">We have to make full payment on the sign up front and then submit to city for grant reimbursement of $10,000.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Any board member that would like is encouraged to pay ahead for 2018 HOA dues.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">If enough do this we will have enough to cover all payments without any special assessments.<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">3. <\/span><span style=\"color: #000000; font-family: Arial;\">ROAD<\/span><span style=\"color: #000000; font-family: Arial;\"> REPAIR STATUS: <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">Work is continuing.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Concrete was re-poured in certain areas.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">All concrete and paver work is complete. <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">Asphalt grinding and laying should begin this week. It should be no more than 3 weeks until finished.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Then the sign work will begin.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">We will add lighting to the sign once installed and will use Michael Young electric for the work.<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">3. ARCHITECTURAL CONTROL COMMITTEE:<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Various current projects were reviewed and approved.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Committee is still waiting on one owner for documentation for color approval. <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">Discussed what types of methods of enforcement we have when owners are in violation.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Kenneth and Tom will work with our lawyers to see what options we have in this area as they review the by-laws and CCR\u2019s.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">4. REVIEW OF AND REVISIONS TO BY-LAWS AND CCR\u2019s: <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">Tom and Kenneth are still working to identify some of the areas that need to be addressed. <\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">We discussed reducing number of board members from 9 to 7.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Board voted to put this to vote in January at annual meeting.<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">5.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">GROUNDS:<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Some sprinkler lines were cut during road work.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Antonio and grounds crew will get these fixed.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">6.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">RENTALS:<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">We discussed the rental situation at #10.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">The renters were not properly vetted and were ultimately evicted by the constable. Tom will write a letter from the board requesting that proper background and credit checks be made for future rentals on the property.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">Jack will talk with lawyers to see what kind of restrictions we can implement to prevent future situations like this.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">8. FUTURE PROJECTS \u2013 we are planning these for next year.<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">a. Repair\/replace roof structure at pool pump house. Cost: $3K &#8211; $6K <\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">b. Install low fence at back of parking pad near mail boxes to screen heavy trash. $3K &#8211; $5K <\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span><span style=\"color: #000000; font-family: Arial;\">c. Install and set up simple sprinkler timers at unit that currently require Antonio to manual turn on the water. <\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">d. Continue cutting back trees next year.<\/span><span style=\"color: #000000; font-family: Arial;\">\u00a0 <\/span><span style=\"color: #000000; font-family: Arial;\">This should probably be done every year as regular maintenance.<\/span><\/p>\n<p><span style=\"color: #000000; font-family: Arial;\">\u00a0<\/span>Next meeting will be October 1, 2017<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Post Oak Forest HOA board meeting was held September 10, 2017.
