Meeting was called to order at 7:05<\/span><span id=\"E144\" class=\"qowt-font2-Arial\"> PM. <\/span><\/p>\n<p id=\"E147\" class=\"x-scope qowt-word-para-1\"><span id=\"E148\" class=\"qowt-font2-Arial\">Attendees were Stacy Light, Kim Tolman, Jennifer Fredericks, Laine Totah, <\/span><span id=\"E150\" class=\"qowt-font2-Arial\"> Cherie Cotner, Jack Benson and Carol Scamardo. <\/span><\/p>\n<p id=\"E-254\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-255\" class=\"qowt-font2-Arial\">Jennifer was welcomed as the new board member. <\/span><\/p>\n<p id=\"E-2057\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-2086\" class=\"qowt-font2-Arial\">Election of Officers and Committees:<\/span><\/p>\n<p id=\"E-2242\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-2243\" class=\"qowt-font2-Arial\">President: Stacy Light (Jack nominated, Cherie Seconded)<\/span><\/p>\n<p id=\"E155\" class=\"x-scope qowt-word-para-1\"><span id=\"E156\" class=\"qowt-font2-Arial\">Vice President: Jack Benson (Cherie nominated, Carol Seconded)<\/span><\/p>\n<p id=\"E-1937\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-1938\" class=\"qowt-font2-Arial\">Secretary: Laine Totah (Kenneth nominated, Jack Seconded)<\/span><\/p>\n<p id=\"E-1939\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-1940\" class=\"qowt-font2-Arial\">Treasurer: Kenneth Johse (Laine nominated, Jack Seconded)<\/span><\/p>\n<p id=\"E-1941\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-1942\" class=\"qowt-font2-Arial\">Board approved all officers<\/span><\/p>\n<p id=\"E-1945\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-1946\" class=\"qowt-font2-Arial\">Committee Members are as follows:<\/span><\/p>\n<p id=\"E-1947\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-1948\" class=\"qowt-font2-Arial\">Grounds: Carol (Chair) Cherie<\/span><\/p>\n<p id=\"E-1949\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-1950\" class=\"qowt-font2-Arial\">Pool: Laine (Chair), Kim Tolman<\/span><\/p>\n<p id=\"E-1951\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3\"><span id=\"E-1952\" class=\"qowt-font2-Arial\">ACC: Julius (Chair), Kathy Johse, Carol Benson, Jennifer Fredericks, Rhonda Watson<\/span><\/p>\n<p id=\"E-2799\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3 x-scope qowt-word-para-3 x-scope qowt-word-para-3\"><span id=\"E-2800\" class=\"qowt-font2-Arial\">Board approved all committees<\/span><\/p>\n<p id=\"E-2914\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-3 x-scope qowt-word-para-3 x-scope qowt-word-para-3 x-scope qowt-word-para-3\"><span id=\"E-2915\" class=\"qowt-font2-Arial\">January meeting minutes were approved as presented. <\/span><\/p>\n<p id=\"E157\" class=\"qowt-li-1_0 qowt-list x-scope qowt-word-para-2\"><span id=\"E158\" class=\"qowt-font2-Arial\">TREASURER: Kenneth sent in the financials. Board reviewed and no question<\/span><span id=\"E159\" class=\"qowt-font2-Arial\">s.<\/span><\/p>\n<p id=\"E162\" class=\"qowt-li-1_0 qowt-list x-scope qowt-word-para-2\"><span id=\"E163\" class=\"qowt-font2-Arial\">GROUNDS: All running smoothly. Ozden has volunteered to look into applying for a city beautification grant. Carol will contact her to discuss possible projects that might qualify for a grant.<\/span><\/p>\n<p id=\"E166\" class=\"qowt-li-1_0 qowt-list x-scope qowt-word-para-2\"><span id=\"E167\" class=\"qowt-font2-Arial\">POOL: The pool w<\/span><span id=\"E168\" class=\"qowt-font2-Arial\">as<\/span><span id=\"E169\" class=\"qowt-font2-Arial\"> covered and closed on October 14<\/span><span id=\"E170\" class=\"qowt-font2-Arial\">th<\/span><span id=\"E171\" class=\"qowt-font2-Arial\">. No report.<\/span><\/p>\n<p id=\"E174\" class=\"qowt-li-1_0 qowt-list x-scope qowt-word-para-2\"><span id=\"E175\" class=\"qowt-font2-Arial\">ARCHITECTURAL CONTROL COMMITTEE: ACC approved renovation plans for <\/span><span id=\"E176\" class=\"qowt-font2-Arial\">#19. The board approved. Jack spoke to the owner and they indicated that the project will take approximately 6 months. Roof on number 5 was discussed. Julius will look into the back roof to make sure it follows our codes. Jennifer will contact the realtor on #5 to make sure they are aware of our new rental cap rules. Jennifer noted that there is a form that other HOA&#8217;s use that is signed at closing that confirms the new owner is aware of our HOA rules. Kenneth can send this form to the title company when he sends information confirming the status of HOA dues on the property. Jennifer will put together a form for Kenneth to send to title company at closings. We will require this to be signed by any new owner and returned to us.<\/span><\/p>\n<p id=\"E179\" class=\"qowt-li-1_0 qowt-list x-scope qowt-word-para-2\"><span id=\"E180\" class=\"qowt-font2-Arial\">RENTAL PROCEDURES: Kim and Jennifer prepared some procedures outlining the details for the new rental cap. The procedures were discussed <\/span><span class=\"qowt-font2-Arial\">and a finalized version will be sent to board members for approval. Once approved this will be posted on our web site<\/span><span id=\"E181\" class=\"qowt-font2-Arial\">.<\/span><\/p>\n<\/div>\n<\/div>\n<div id=\"contentsContainer\" class=\"style-scope qowt-page\">\n<div id=\"contents\" class=\"style-scope qowt-page\">\n<p id=\"E187\" class=\"x-scope qowt-word-para-2 qowt-li-1_0 qowt-list\"><span id=\"E188\" class=\"qowt-font2-Arial\">NEW BUSINESS: The front sign was discussed. The landscaping is blocking the bottom of the permanent sign. Although the temporary sign is large and blocks the permanent sign, residents think it has slowed down the cars that are turning into POF in error. We discussed possibly moving it to the right or making a smaller version. No decision made &#8211; discussion will continue.<\/span><\/p>\n<p id=\"E191\" class=\"x-scope qowt-word-para-1 x-scope qowt-word-para-1 x-scope qowt-word-para-1\"><span id=\"E192\" class=\"qowt-font2-Arial\">Meeting adjourned 8<\/span><span id=\"E193\" class=\"qowt-font2-Arial\">:05. <\/span><\/p>\n<p id=\"E198\" class=\"x-scope qowt-word-para-3\"><span id=\"E199\" class=\"qowt-font2-Arial\">Next meeting March 12 &#8211; Jacks presides &#8211; possibly at Carols&#8217; house.<\/span><\/p>\n<p id=\"E200\" class=\"x-scope qowt-word-para-3\"><span id=\"E201\" class=\"qowt-font2-Arial\">Additional meetings scheduled April 2 and <\/span><span id=\"E-12118\" class=\"qowt-font2-Arial\">May 7.<\/span><\/p>\n<\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Post Oak Forest HOA board meeting was held February 5, 2023 via ZOOM.
