Meeting was called to order at 7:05 PM.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Attendees were Stacy Light, Kim Tolman, Laine Totah, Kenneth Johse, Cherie Cotner, Jack Benson, Julius Gribou and Carol Scamardo.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">April meeting minutes were approved as presented.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Board unanimously approved the ACC submission for number 22 to replace windows and doors.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Board unanimously approved the Rental Procedures on Feb 12, 2023.<\/span><\/p>\n<p>&nbsp;<\/p>\n<ol>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">TREASURER: \u00a0 Kenneth sent in the financials.\u00a0 Board reviewed and no questions. Kenneth will move $10,000 to a CD for a 7 month term (until the end of the year) to maximize interest income this week.\u00a0 Kenneth reported that one homeowner has not paid any 2023 HOA dues.\u00a0 He has sent notifications. Stacy will attempt to contact the owner for resolution.\u00a0<\/span><\/li>\n<\/ol>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">\u00a0 \u00a02. GROUNDS:\u00a0 Carol reported that all is running smoothly. \u00a0 Kenneth will check and inform Carol how much remaining budget is left for tree trimming this year.\u00a0 Carol will ask Antonio to submit a bid to repair the west front fencing.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0 \u00a03. POOL: \u00a0 The pool was uncovered the first week of May.\u00a0 The filter is being cleaned and pool chemicals checked.\u00a0 We should be able to swim next week.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">\u00a0 \u00a04. ARCHITECTURAL CONTROL COMMITTEE:\u00a0 Julius asked Kenneth to contact the #4 owner representative again regarding the fallen gutter and also asked him to notify them that the trellis in front is not in compliance and needs to be removed. \u00a0 He will also remind them of the POF estate sale rules. Julius sent email notices to a few owners regarding various issues.\u00a0 All but one responded.\u00a0 Stacy will send another email to them.\u00a0 Progress still going on #19 renovation.\u00a0 Driveway issue will be reviewed.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">\u00a0 \u00a05. FINING POLICY AND RENTAL PROCEDURES:\u00a0 The final versions of these policies were filed with the county and are on the POF website.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0 \u00a06. NEW BUSINESS:\u00a0 The management certificate will need to be updated.\u00a0 Stacy will prepare this.
