May 6, 2018 POF HOA board meeting minutes

Post Oak Forest HOA board meeting was held May 6, 2018. Meeting was called to order at 7:10 PM.

 Attendees were Jack Benson, Kenneth Johse, John Cozad, Carol Scamardo, Cherie Cotner, Tom Ostrowski and Laine Totah. 

1.   POOL HOUSE ROOF REPAIR:  Tom received bids from Raymonds Roofing for pool house.  Option to fix all issues including roof and ventilation was $2,050.  Jack made a motion to contract the work at this bid price. Kenneth seconded. Board voted and approved.  Tom will schedule the work with the contractor.

 2.   GROUNDS REPORT:  Carol and Tom received a quote from tree trimmer to get tree work done.  Cost would be $100 per hour and work will take 2 or 2 ½ days – cost should be around $2,000.  This money was already budgeted. Laine made a motion to begin the work, John seconded.  Board approved work to begin. Tom will schedule the work.  Mulching of all grounds areas is continuing.

 3.      ARCHITECTURAL CONTROL COMMITTEE:  Roof work is ongoing on numerous units and the committee has approved all submittals.  Submittal for water repair damage on number 26 has been submitted and awaiting approval.                        

4.      POOL OPENING AND MAINTENANCE:  Laine presented options from The Pool Guy to maintain the pool twice a week during swimming season.  The cost is $105 per week.  Jack made a motion to go ahead with contracting pool maintenance and Cherie seconded.  Board approved.  Laine will contact the pool company to set opening of pool for May 15 and closure for September 6 and contract them to do the twice a week maintenance during this time.

5.      REVIEW OF POF LIABILITY INSURANCE: Jack received the current insurance policy.  Kenneth, Jack and Tom reviewed our current policy and also received other quotes to compare with.  The review is ongoing.                                                                                                   

6.      OTHER ITEMS:  Tom brought up whether we need to raise HOA dues to cover pool maintenance and start building funds for future repair items.  Board decided we would raise dues the allowed 5% in January.
