Meeting was called to order at 7:10pm.
Minutes were read and approved
It was moved to approved the slate of officers.
Kim will remain President and Rhonda will remain Secretary.
Eleanor will remain Treasurer.
Fence Report-Kim and Annell reported that we own the fence and have for the 36 years Annell’s been here. It was built in 1976 for security. There’s memory of the fence being repaired at least once. Neighbor (Ms. Kelly) is not going to cover replacing or repairs. Estimated cost $1800-$6200. Antonio can repair for a cost of $300 which includes new posts and repair to a portion of the fence. Tim thinks it will extend the life of the fence by 5-6 years. Antonio should have the latitude to repair rotten pcs. which will increase the cost by approximately $500. The repair will look fine, timber will fade in apprx. 1 yr. Cowboy Construction (estimate of $1800-6200) can return when fence needs to be completely replaced. Current estimate is a deal. Carol vouches for his work.
Treasurers Report-Eleanor has produced a more detailed report which breaks down line items more specifically within the budget vs having broad topics. Eleanor will figure out a way to account for volunteer hours. Kim’s hrs for pool, Carol’s for grounds and Tim’s for consulting work.
#14 is under contract to close and a form is required for home sales. Currently there are dues still owed. Eleanor will submit resale certificates with current status of the total association dues ($700) explaining that dues were raised to $90 effective Jan 1, 2012.
Rain-Substantial rains caused #15 to flood with 2 inches of water. Not expecting compensation but points out structural and drainage issues. Tim explained the history of the area in question. In his opinion this is a community property problem. To fix it a small spillway can be constructed. “A glorified French drain won’t cut it.” Can a continuation of existing berm provide a solution? Antonio will check drains and pipes to make sure they are clear. It was proposed to “shoot the grade” through the benefit of Larry’s (Laura’s family’s) equipment. Tim will consult and evaluate.
Pool Lights-Joyce and Carol’s “mission from God”. Carol spoke with Michael Young with Bryan Electric. The estimated cost is about $1000 for labor and $2390 for LED lights. We need to confirm what the cost entails and have a more detailed explanation from Michael. Tim proposed 6 lights, all on one side, down low to minimize light noise for neighbors and have the lights larger. We will consult with Michael on this downsized approach. Materials need to be durable with a nice aesthetic. If the costs are substantially more then the estimated cost of $2390 will require additional Board review and discussion. We will request to see fixtures prior to purchase. Antonio will continue to mulch property.
