Agenda

Treasurer’s Report
Filled out appropriate sale forms for Prescott’s former residence.    Doing well with savings and checking with a positive outlook for achieving strategic capital projects.  Dues are all current.

Delinquent homeowners
All dues are current.  There continues to be a pattern of late payments.  Liens are easy to file with the county clerk.  Fees are nominal.  It was proposed that at the 6 month mark of delinquency we file a lien.  All home sales require a clean slate from the POF HOA.
Procedure to file-Print form from website, fill it out, $20 for first page and $4 for subsequent pages.  It was proposed that at the 6 month mark we file a lien.  It was moved and approved.

Pool
Aggieland did pool repair in 2007 and when Kim tried to contact them, found it out of business.  Thomas Pool visited last week.  With a private pool, that’s old, which requires a key to swim, it’s ok to install in a shut off valve when sensing a change in pressure.  This causes a release of whatever is caught.  Even installing the correct cover requires replacement every 3 years.  Auto-shut off is preferred method of fixing the problem.  Scuba diver is required to install.  Diving prevents the draining of the pool.  We will review finances.  Bob moves that we install a new drain cover and shut off valve.  Motion was approved.

Roads
Hoping to defer the project one more year.

For Sale signs
Board approved permitting “for sale” signs.  As long as it’s on the homeowner’s 40X80.  It was brought to our attention that signs are bothersome but after discussion it was decided that current signage is within POF regulations.

Trees
There is an apparent dying tree at the entry to the property.  Carol spoke with Antonio and he planned to take it out when he’s not as busy-close to fall.  Joyce moved to have the tree taken down. Motion was approved. Grounds committee will facilitate the removal.
