Post Oak Forest HOA board meeting was held October 7, 2018. Meeting was called to order at 7:02 PM.
Attendees were Jack Benson, Kenneth Johse, David Hicks, Carol Scamardo, Cherie Cotner, Debra Ware and Laine Totah.
New Reports: Debra Ware will be board president beginning January 2019. Jack Benson will continue as vice president, Kenneth Johse will continue as treasurer, and Laine Totah will continue as secretary.
Carol Benson painted the numbers on the entrance sign. The street light by number 26 has been fixed. Kenneth will contact the owners of number 23 to see if they will reimburse the HOA for water used to keep their front area green. Tom contacted Young paving regarding cracks in the new road. They noted these are normal cracks due to excessive heat and rain that we have experienced.
1. GROUNDS REPORT: Carol reported that the Asian jasmine in front esplanade that was dead was removed by the grounds crew. The crew will put dirt to cover the pipes and we will replant in February or March after the last winter freeze.
2. TREASURER: Kenneth presented the financials. No questions. He projects that will be in line with budget for the year.
3. POOL: The Pool Guys have put the cover put on the pool and it is closed for the winter. Final invoice has been received. Laine will monitor the filters, pump and chlorine over the winter. We will need to budget for pool resurfacing in approximately 2 years. Cost will be $8,000 – $12,000.
4. ARCHITECTURAL CONTROL COMMITTEE: Roof work was approved for number 31. The board discussed the ACC submission from number 18 and Tom’s proposed response letter. Letter was approved to send by the board.
5. OTHER ITEMS: Kenneth suggested that we review the architectural rules at the next annual meeting. Any items that are not currently in compliance should be noted with home owners. We need to make sure any new owners get a green folder with all POF documents. Laine will check with new owner in #3 to make sure he received his and that he will complete ACC form for any exterior work. Cherie is working on a newsletter.
6. REVIEW OF POF LIABILITY INSURANCE: The review is still ongoing.
