Post Oak Forest HOA board meeting was held December 2, 2018. Meeting was called to order at 7:05 PM.

 Attendees were Jack Benson,  Carol Scamardo, Cherie Cotner, John Cozad, Tom Ostrowski and Laine Totah.

 1.   GROUNDS REPORT:  Front entrance esplanade was planted with Asian jasmine to replace dead plants.  One rose bush will be also be replaced by the grounds crew.  Grounds crew will also add Asian jasmine in front area of # 29.   Groundskeeper rate will remain the same for 2019.  Year end 2018 bonus of $1,000 approved by board.

 2.   TREASURER:  Kenneth sent the financials via email.  Board voted to increase dues to $99 per month effective January 1, 2019 in accordance with allowed increase up to 5% as stated in the by-laws.  We should have a balance in savings at the end of the year of approximately $14,000.  Money will be needed in the next two years to complete road patching and sealing in front of units 18 – 30.  Pool will also need to be resurfaced in approximately 2 years.

 3.   POOL:   We will need to budget for pool resurfacing in approximately 2 years.  Cost will be $8,000 – $12,000.

 4.       ARCHITECTURAL CONTROL COMMITTEE:  Tom will follow up with final roofing requirements on # 28.  Letter will be drafted by Tom and sent to #18 owner regarding skylight that was not approved prior to installation.  Notification will be sent to 2 owners to move trash cans to the back of the carport.          

5.      2019 BOARD MEMBERS:  Annual meeting will be held Tuesday, January 15, 2019 at 7:00 PM at Carol’s house #17.   Tom will be rolling off the board but will serve on the ACC.  Tom will contact potential new board member replacement.  Tom will prepare ballot and notice of meeting will be sent out to all homeowners.  Email voting will be accepted.
