Meeting was called to order Sunday, April 12th at 7:14:44pm.
Attendees: Alan Needleman, Don Lipkin, Stacy Light, Tom Light, Cherie Cotner, Don Lipkin, Kim Tolman and Carla Cozad.
Minutes from last meeting were approved as posted on website.
No Treasurer’s Report- Kenneth is busy with Tax Season.
No Architecture’s Report-Julius is out of town.
Pool Report by Kim Tolman-
Kim has contacted 7-8 different pool companies. They do not work on commercial pools. We are considered commercial.
ECO Pool people came to give us an estimate on the pool equipment. Estimate is approximately $1205 for repairs to date.
Action Item: Move to repair equipment $1205 and once a week maintenance price of $400 and seconded. The vote in the affirmative was unanimous.
Also it is necessary for us to have rules posted in a permanent location by the pool since it is commercial but private.
Request for Action Item!! Ken & Don- Action Item-please advise us on the insurance policy we have in place. Do we need an umbrella policy? Please give us details so that we may review insurance policies before next meeting.
Grounds Report by Tom Light– replanted front garden. Looks great!
Tom instructed the crew to blow leaves in back of units 10-15 farther back in the forest. The grates in the back of those homes need to be cleaned on a weekly basis.
Request for Action Item!! We would like to propose hiring a landscape architect to look at this area for a permanent drainage solution. Tom Light can have someone come look at this.
Action Item: It is time to do a walk through on the grounds for our semi-annual tree trimming for the HOA. Tom Light will do a walk through with Spencer, our tree trimmer.
Request for Action Item!! Lights on trail going to the pool are out. We would like to get an estimate to replace all of them. Antonio may know someone who can replace the lights. Tom Light will inquire.
Nominating Committee– Cherie Cotner, Stacy Light and Laine Totah are asking different homeowners to assume positions on the board that are soon to be vacant.
Amanda and Jason Johnson are taking care of our neighborhood camera.
Action Item: Check on Lights with Antonio to pool path- Tom Light
New Business:
Table for a later meeting the following question. Should we reduce the number of board members for the following year? We are thinking 6 or 7 is a good number by percentage of 34 homes.
Action Item for Don: Please add website to email signature, sending meeting minutes with links to website.
Our next meeting will be May 3, 2026 at 7pm. Location to be determined. Please advise the board if you would like to attend.
